House hunting isn’t what it used to be with comprehensive inventory listed with your local Realtor’s office and a fixed price tag on each property. Today’s savvy real estate buyers know how to exhaust all their resources to search out the best bargain deal while maintaining the integrity of their standards for the property they wish to buy.

Purchasing at a pre-foreclosure is a viable option on the table, helping both seller and buyer meet their financial needs. However, like everything else in life, these purchases have their unique ups and downs that separate it from traditional house hunting. Regardless, using foreclosure listings is a smart way to shop and should be your first real estate tool rather than the last resort.

Some of the advantages to securing your next property through a pre-foreclosure sale include a wider margin for negotiation than buying a piece of property from market inventory at full price. The distressed home owner has received a Notice of Default, Lis Pendens, or has been advised by a real estate professional to place their home on a short sale. If the property can be sold at a fair and equitable price for both buyer and seller, then it may be a sweet deal well worth the effort.

The difference between a foreclosure and pre-foreclosure is that the seller is most likely still living in the home. This usually means the buyer may conduct their own due diligence with a walk-through, employ professional inspections, and they have the option to ask the owner to make any necessary repairs. Foreclosure listings do not always disclose all the information about the pre-foreclosures, so be sure to ask your important questions for the seller at each property inspection.

Not all a bed of roses, some of the disadvantages of buying a pre-foreclosure include the following: The sellers are strapped with a mortgage that they cannot or will not continue to pay, and they wish to transfer the property and wriggle out of the loan balance. Sometimes the deal is in the best interest of the buyer, and sometimes it pays to walk away. The seller has the option to make the property more attractive with a deep discount offered, however, they will be responsible to pay the difference between the final sale price and what is still owed on the mortgage loan balance. In a nutshell, the buyer’s low ball offer stands a good chance of being rejected by the seller. In cases where the seller is highly motivated, and does not mind carrying the differential loan balance on their credit, the pre-foreclosure sale is a win-win situation for both parties.

Buying a pre-foreclosure will take some effort, time and patience on the part of the buyer, however, for the seasoned real estate home buyer or investor, the savings can be dramatic. Be sure to take a checklist for the property features, estimated repairs and landscaping, and balance out a few properties versus final price to get the best deal. In addition, if the home is still owner occupied, the sellers may take up to 90 days to close escrow. Check with a foreclosure listings company to get a comprehensive list of the pre-foreclosure opportunities in the area and get started today.

Bank owned homes are popular options for people who want to own properties due to their sheer number. When home owners fail to meet their mortgage obligations, the lender will begin foreclosure proceedings that will end with the ownership being transferred to the lender. And since owning homes is not really among the business operations of banks, these homes will be sold on the market at a price that completes the loan that was not paid.

Banks will try to get the best price they could for the homes they sell but they are very open to negotiations because it is more important to sell of these bank owned homes in the soonest time possible. Considered as non-performing assets, banks need to convert them into capital quickly. If buyers are cautious to avoid heavily dilapidated homes, they may be able to acquire a good home at a significantly reduced price, even at half the property’s market value.

The first method a bank would use to sell a property is through an auction at the county courthouse. If the homes do not sell through this manner they will hire a certified real property broker to sell the homes for them. The property will also be included in a multiple listing service, where more people can see the property. While most homes can only be purchased through a bank appointed broker, some banks do accept offers directly from individuals in some cases.

Making an Offer to Buy

An offer to be made to the bank should have the amount that the buyer is willing to pay, a request to inspect the home, the method the buyer will use for paying and for how long the offer is valid. After the bank receives the offer they will most likely make a counter-offer. This is usually done to satisfy the bank stakeholders that the bank tried to get a higher price for the home. At this point the buyer can make one last offer that the bank can either accept or deny.

One thing to look out for when purchasing bank owned homes is the fact that all these homes are sold as is and the bank will not pay for repairs. So when doing your inspection you should carefully assess cosmetic or structural damages and factor the cost of repairs to your offer. Otherwise buying a real estate owned property is neither complicated nor hard and buyers should not be wary of them.
